Rent to own in Cape Town's northern suburbs
Rent-to-own works in the northern suburbs, and with Western Cape rents the highest in the country it's worth a look. Lease to Buy SA leases you a home from Bellville to Durbanville with a buying price locked in from the start. Buy through a bank whenever you're ready, or finance through us.

Western Cape tenants now pay more than anyone else in South Africa. PayProp's rental index put the average at R12 561 a month in mid-2026, R1 107 higher than a year before. Semigration hasn't slowed either: tens of thousands of people move to the province each year, most of them to Cape Town, and the northern suburbs are where many land because prices are lower than in the city bowl or on the Atlantic seaboard.
Agency data from Celsa Property Group gives a feel for prices in the second quarter of 2026: Kraaifontein homes mostly between R900 000 and R2.2 million, Brackenfell between R1.2 million and R2.8 million, Bellville between R1.5 million and R3.5 million, and Durbanville from R2.2 million up to R4.5 million. Vacancies are low and homes are selling faster than a year ago.

From Parow to Durbanville: where we look
The northern suburbs stretch from the older, more affordable streets of Parow and Goodwood out to the newer family areas around Brackenfell and Kraaifontein, and up the hill to Durbanville. Tygerberg Hospital, the Tyger Valley business district and the Bellville campuses are all close by.

Northern-suburbs numbers, worked through
Suppose you settle on a family home in Brackenfell with a fixed purchase price of R2 200 000 and choose a four-year lease.
A Western Cape bank bond can replace our loan for that outstanding amount, and we exit at transfer. Rent is worked out home by home. Model your own figures.
Who tends to choose this in the northern suburbs
- Families moving from other provinces whose new Western Cape job hasn't yet built the payslip history a bank wants.
- Healthcare and university staff around Tygerberg and Bellville with steady income but a past credit hiccup.
- Small-business owners in Tyger Valley and the industrial areas whose income is strong but irregular.
- Long-term tenants tired of watching rent rise faster than their salary.
Questions about Cape Town Northern Suburbs
I'm moving to Cape Town from another province. Can I apply before I arrive?
Yes. Apply online, and we'll talk on WhatsApp and arrange viewings around your move.
Rents here are already high. Why would I pay more to rent to own?
Because part of what you pay buys certainty: a purchase price that can't rise for up to five years, and an option fee that comes off that price when you buy. Our guide on rent-to-own versus a bond sets out the trade honestly.
Which northern suburbs do you cover?
Bellville, Durbanville, Brackenfell, Kuils River, Kraaifontein, Parow, Goodwood, Edgemead, Bothasig and Monte Vista, and nearby areas on request.
Getting settled north of the N1
Golden Arrow buses, Metrorail's Northern Line and the N1 and N7 connect the area to the city centre, though most households still rely on a car. Tygerberg Hospital, the big Tyger Valley and Willowbridge malls and several well-regarded public schools make it practical for families.
Winters are wet and the Cape Doctor blows hard in summer, so roofs, gutters and damp-proofing matter here more than inland. We'll point out what to look at when you view a home.
