Phalaborwa: the story of a deal we're doing right now

In September 2026 an owner in Phalaborwa accepted our offer on a four-bedroom family home. This page tells that story with the real numbers behind it, and explains what rent-to-own can look like in a town that sits on the edge of the Kruger National Park.

A mining town with a park on its doorstep

Phalaborwa is the main town of the Ba-Phalaborwa municipality in Limpopo's Mopani District. Copper and phosphate mining dominate the economy: National Treasury's municipal profile puts mining at almost 60% of local output. The Kruger National Park's Phalaborwa Gate is on the edge of town, which brings a steady stream of visitors, especially in the dry winter months.

The municipality grew from about 150 600 people in 2011 to about 188 600 in 2022, according to the Census. Limpopo house prices rose 9.5% in the year to April 2026, the fastest of any province in Statistics South Africa's index, while the provincial average rent sat around R9 483. Jobs are the risk: Limpopo's official unemployment rate was 32% in mid-2026, and a town that leans on one mining complex feels every cycle.

The deal: how we're buying this home

The house is a freehold, four-bedroom, two-bathroom family home with a pool, a covered patio with a built-in braai and a garage, a short drive from the Kruger gate. There are no levies. It was standing empty when the owner listed it.

Here is the honest arithmetic. Comparable homes nearby had recently sold for an average of about R1.27 million, and listings for similar three- and four-bedroom houses ranged from R600 000 in Lulekani to about R1.5 million in town. A cash buyer working from those comps could only have offered roughly a third below the owner's asking price. Instead we offered to buy on an instalment sale: a price close to what the owner wanted, paid in monthly instalments over many years.

  1. Early September 2026: numbers firstBefore making an offer we pulled comparable sales, current listings and rentals, and ran the deal through our analyser.

  5. Next: the home is letOnce the paperwork is done, the home will be let to a family that can afford it.

Questions about Phalaborwa

Is this specific house available to rent to own?

Not yet. The agreement still has to be recorded before the home can be let. If you'd like a home like it in Phalaborwa, apply and tell us, and we'll keep you in mind.

Why buy on an instalment sale instead of cash?

It let the owner get a price close to what they wanted, paid over time, instead of a much lower cash offer. The Alienation of Land Act protects both sides: the agreement is recorded against the title deed, and missed payments must be given at least 30 days to be fixed.

Is Phalaborwa a good place to rent to own?

It depends on your job security. The town has real strengths, including Kruger tourism and a mining base, but it leans heavily on mining. We look closely at what you earn and what's left over each month before we suggest a term.

Living in Phalaborwa

Phalaborwa is hot for most of the year, with wet summers and mild, dry winters. The Hans Merensky golf estate, the Olifants and Letaba rivers and the Kruger itself make weekends easy to fill.

Crime reported at the Phalaborwa police station fell 13.4% in 2025/26 according to SAPS figures, though security measures are still sensible. Most daily needs are within a short drive, and Polokwane and Tzaneen are the nearest larger centres.
